AZC : Hôtel d'entreprises Binet

Last summer, the AZC workshop of Grégoire Zündel and Irina Cristea delivered its latest achievement: an office building evolving in the 18e district of Paris. Housing small and medium-sized premises, the project has a clear ambition: to attract young entrepreneurs and thus participate in the renewal of the neighborhood.

This is no longer a novelty: we do not work today like yesterday. Some start-ups need offices and on-site workshops to manage and fine-tune their production; services such as a restaurant, gymnasium or conference room have become indispensable, enabling young entrepreneurs - who often prefer to evolve with their peers - to share and discuss at formal and informal events; finally, terraces and other patios have become extensions of the office in their own right ...

As many changes as architects must now take into account for the design of a tertiary building, plus the need to anticipate a possible change of destination, because the offices of today will be perhaps the housing of tomorrow.

All these imperatives have not escaped Grégoire Zündel and Irina Cristea, founders of the agency AZC, commissioned by the property management of the city of Paris (RIVP) to design the Binet Business Hotel. Located in the 18e arrondissement of Paris and imagined as part of a major project of urban renewal (CPRU), this achievement "Is part of an ambitious development plan, which tackles the remodeling of roads and the strengthening of urban continuity with the town of Saint-Ouen, detail the architects, diversifying the neighborhood's offer in terms of housing, offices, hotels and schools ».

Specifically, the specifications involved the design of small and medium local "Between 50 and 150 square meters and the rent would be more affordable"In addition, there is a conference room, a cafeteria, a multipurpose room, various common areas, as well as parking spaces. To house all these features, the team of Grégoire Zündel and Irina Cristea proposes a concrete building, adorned with enamelled full brick and glass, built according to an L-shaped plan. The whole stands on seven floors - articulated at their center by small double height halls conducive to conviviality - arranged in staircase to allow the creation of terraces, "Designed as workspaces, with qualitative landscaping", specify the associates.

From the outside as from the inside, the post-beam structure is particularly visible. Forming a kind of grid in 3 dimensions, it paces the facades as office trays, in the manner of a canvas on which contractors as takers only have to embroider. Thus, the architects took advantage of this frame to propose "Large bays through which light penetrates at will". For future occupants, it allows "Remodeling trays as needed". Finally, last advantage: to be flexible enough to anticipate possible changes of use. In this regard, Grégoire Zündel and Irina Cristea, to conclude: "The building can now accommodate tertiary or craft, but could tomorrow receive housing while keeping its identity and consistency ..."
