LAN : Tour 360 VIEW

In Nantes (44), the Parisian LAN agency transfigures an entire island in the center of the city. Industrial warehouses are followed by a group of six imposing buildings, including a metal signal tower of 18 floors. A new business district? What nenni! A building of housing, with the constructive frame impeccably mastered.

For fifteen years, the Islands of Nantes - former industrial sector of the city of the same name -, changes face, under the leadership of Samoa, Development Corporation of the Metropolis West Atlantic. In the center of this vast island territory located in the heart of the administrative center of the Loire-Atlantique: the Polaris operation, formerly occupied by the warehouses of the sanitary mark Brossette.

In the contest launched in 2012, LAN is the winner, among the four agencies selected. On this vast longitudinal plot of 15 000 square meters with mixed uses - housing, university residences, international school of hotel and management Vatel, offices and car parks -, the studio is charged for the first time in its history of the realization of 'a plan-mass and design of four of the six buildings of the operation. Among the lots entrusted to them: an iconic tower 55 meters high composed of three parallelepipeds, located north of the plot, overlooking the Loire. An atypical scale for this former stronghold of the Dukes of Brittany, which resonates with the housing bars around 15 levels, dating from the 1960 years. "Welcome to New York"Alain Bertrand, deputy general manager of Samoa, developer of the Île de Nantes.


In this Manhattan sur Loire, the 18-story skyscraper imagined by the two LAN partners takes the form of a silver belfry with a 360-degree view of the city, - hence its name, 360 VIEW -, positioned between the river , to the north, and the central plaza of the operation to the south. Developed by the landscapers from BASE, the latter was returned to the city by the client Kaufman & Broad in order to make it a public place.
Above a ground floor crossing - with a glazed activity room of 235 square meters in the east and the entrance hall of the residence to the west - take place the 73 apartments of 360 VIEW ranging from T1 to T5, with duplexes in the last two levels. A typological diversity camouflaged by a unit envelope clad with cassettes brushed aluminum, some full, others perforated or equipped with horizontal shutters of the same material. A facade whose regularity hides a variety of rooms - living, night or water - as loggias of minimum 10 square meters that equip all homes. These outdoor spaces are connected in a very diverse way to the houses thanks to a concrete structure carried on the periphery of the building, thus offering an extremely free interior layout.

LAN thus delivers a signal tower all in paradox, whose strict layout would not suggest the flexibility of the interior plan.
